Boat NOT for sale, tedious read but a little help required please

My boat is not for sale so please no offers.

I am however thinking about putting my boat on the market at the end of the season when I am far too busy at work to formulate an advert.
I have drafted one ready.
The last boat I sold I had hundreds of replies and I was asked 100s of questions.
I have tried to include everything in the one advert.

I would be grateful if anyone can read please and highlight any bits that put you off and let me know any questions you feel are missing.

Description


In my opinion it is the Modern 2004 engines that make Felix unique and an outstanding Princess 360, the engines are a pleasure to operate and have provided 100% reliability, they are designed to be almost smoke free even on cold start up, smooth power delivery, economical and easy access to service items allowing comprehensive maintenance.
The superstructure material of GRP with white powder coated aluminium windows (this is a big advantage over stainless windows that can cause problems in 360’s). Having pulpit and decking fixtures of polished stainless steel. On the bow is an electric remote windlass with a Bruce anchor with galvanised chain of some 200ft and an additional 30 feet of rope warp for extra anchor length. The bow has an anchor, fender and mooring line built in locker with plenty of storage.

At the stern an integral fibreglass diving platform with built in stainless steel swim ladder. Whittal davits. hold a Wetline dingy 265 with inflatable floor and Mariner 4 HP . Hot & old water shower incorporated in the aft section.



On entering the cockpit area at the rear of the boat you find L-shaped seating with cushions and storage under. To port and starboard are cupboard spaces for both gas and electric (240 V) hookup points. In the floor is a large lazerette with ample storage and also gives access to the Webasto diesel heater point , calorifer and emersion, fuel and water tanks. The cockpit has a full navy blue canopy and the area is lit by overhead flush fitting ceiling lights and blue courtesy step lights.





From the cockpit you enter through green tinted glass and Princess logo sandblasted patio doors into the lounge/saloon with sofa seating to both sides in light jade green genuine leather. these having plenty of storage under real leather upholstery. Beech effect wood furnishing complete the saloon area with TV/DVD and CD player with drawer under, built in drinks cabinet with storage and to the starboard side is the downstairs helmsman position with double seat and also above the helm to the left is a map reading area with map storage under. The walls are in cream leather effect with light jade green curtains to match and carpet in slightly darker jade to compliment. Saloon has both heating and air-con outlets fitted.

Take 2 steps down to the lower section and brings you into the galley area which has comprehensive storage in base and wall units - Eno 3 ring gas hob and a Smev grill and full oven , a full size fridge with built in freezer compartment, twin stainless steel sinks and hot and cold chrome mixer tap. The galley has both heating and air-con outlets fitted.

As you step forward towards the bow to the starboard is the guest cabin with twin beds with storage under, wardrobe and overhead cupboard built in. Also gives full access to the fuses and electrical boards to the helm.

Looking forward you then enter the master cabin which has a double island bed with drawer storage under and full wardrobe to starboard side and dressing table unit to port - to the bow are built in wall units to either side of the bed head mirror. There is heating and air-con outlets at floor level and an additional access to the head compartment from the bedroom – so making an en-suite. The head compartment is to the port side and has a shower, new electric toilet (2008) and hand basin with plenty of storage in the base and mirrored wall units. Built in shaving point to one of the wall units. Toilet pumps can either be direct pump out or into built in macerator waste tank.

All cabins have 240v electrical power points and integral light points, with flushing fitting ceiling mounted lights.

The flybridge is reached by the stainless steel and teak ladder. On the flybridge is L-Shaped seating with cushions surrounded by full navy blue dodger wind protector. The L-Shape can be made to extend to make a private sunbathing area. There is a captain’s seat and double forward facing passenger seating. The dashboard has a full array of alarms and duplicate dials from below and all styled on a dashboard in royal blue with gold detailing to match. All covers are in very good condition.

Instrumentation is as follows:-
Plastimo compass’s to top and bottom helmsman – to lower helm are Robertson Log, Depth Sounder, Icom DSC VHF, Raymarine Colour Chart Plotter and combined Radar, Gps Systems Raymarine GPS Plotter and Radar combined repeated to the flybridge, controls to top and bottom helm positions and full alarm and gauges for both engines. Bottom helmsman dashboard is in a walnut effect with gold detailing. Upper Helm has additional separate Colour large screen GPS Chart plotter with controls for lower helm Auto Pilot. Separate DSC VHF also to upper helm.

Electrical Systems and Additions :-
Eiwmar 40 amp auto battery charger, TV Aerial point in saloon area, radio CD player built into drinks cabinet with surround sound speakers,2 x Leisure batteries.
240 volt inverter fitted.

Engines:-
Felix was re-engined in 2004 with the brand new Cummins Mercruiser 300hp 4.2EI Turbo Diesel engines which we also incorporated new ZF Hurst gearboxes.


The boat comes complete with fire extinguishers throughout hand and automatic, fire blanket to the galley, horseshoe lift belt, deck scrub, boat hook, plenty of fenders and mooring ropes.

This boat has been maintained to the highest order and anything requiring work has been done, without reservation. The whole package is in extremely good condition. We are selling due to changing circumstances.

Vat documents and recent comprehensive service history can be viewed prior to sale.

Even I would be tempted to buy it, after that add (just kidding, it doesn't have a mast). A picture tells more than a thousand words, so you can never have enough pictures. Do you have a layout-plan of the boat?

You are a great salesman. Seriously good advert! Informative and descriptive. Try and get hold of a layout or draw one up!

I know you can't include it now, but at the time be sure to include engine hours in the advert.

Personally, I think you could do with lots more photos, both internal and external.

I agree with Kingfisher. Less words and more pictures. I would'nt mention the LWL; the LOA is near 40ft so allow buyers to think it's a near 40ft boat. Also, I would give a concise list of equipment. As it is, it's difficult for a buyer to see at a glance what the boat has. A layout diagram would be v helpful. What about engine hours? First question I would ask

........ engine hours ... and these days I think a prospective buyer's first question would be about fuel consumption so some indication might be an idea, even if its only thereabouts!

A few thoughts, and all very much imho so feel free to ignore :-) Just giving honest comments from a selling-the-boat point of view, not intended to be critical etc.

1. It's sensible to answer everyone's questions and give much info, so it's good on that score. But it is quite long, perhaps too much redundant prose. I'd cut some out, and maybe just list equipment rather than describe in long prose

2. Take out LWL and begin with LOA, it's a bigger number. LWL undersells the boat imho. It sounds too small.

3. I thought the "aluminium windows are better than stainless" comment sounded suspect and defensive. It may be true, but it doesn't seem true. I'd take it out

4. Need to mention engine hours (I know you don't know the figure yet!)

5. I think the furniture is real beech isn't it? Beech "effect" sounds fake. Just say beech

6. Do a thorough spell check. Quite a few mistakes. Also some malapropisms that a spell check wont find (eg you mean "complement" not "compliment"). And punctuation: "Modern" shouldn't have an upper case M. And some typos that a spell check wont catch like "Hot & old ". And grammar like "There is heating and air-con outlets". And aren't they Hurth gearboxes, not "Hurst"? (I dunno). These mistakes are just examples, there are quite a few more so it needs a thorough proof read.

7. Personally, I'd dump the TV. Makes it feel old. The insides are in very good nick, and would look better without the 1997 TV imho. Either have no TV, or a flat one, imho

8. The photos are nice and v helpful. Running shot is fab. The fly helm would be better if you showed the whole helm not the instruments. And the bedroom shots are very poor imho. Imho take out the rug in the front cabin, and make the beds tidy, and get rid of the teddy bears (sorry!). This is all imho but usually high stnadard boats have the quilts tight and tucked in, like the shots below. See any good charter boat website ofr more examples. Also, play around with the lighting more - use the halogen ceiling lamps. And maybe get a wide angle lens? The shots below were taken with a cheapie £40 wide angle adaptor that clicks onto the front of my Canon (basic, not SLR) digi cam. you dont need great quality for internet photos. (Alternatively take two shots and stitch them into a panorama with photoshop)

Daka, please don't take this amiss - I read and analyse words for a living but I got half way through the first line of the "Description" and thought, Jeez, nice picture but I can't be bothered to read this essay.

But if you were interested in buying you would read the essay and in fact if you are interested you want as much info as possible. In addition you want as many images as possible.
